ULI Belgium & Luxembourg - Tour & Taxis : History, Challenges and Opportunities
Tour & Taxis — One of Brussels’ most emblematic urban redevelopment sites.
For centuries, this area was a strategic logistics hub. Named after the “Von Thurn und Tassis” family, pioneers of the European postal system, the site later became a major customs and freight platform, directly connected to the canal and the railway network. It played a central role in Belgium’s economic development.
When industrial activity declined in the late 20th century, the site lost its function and became largely abandoned. The challenge was clear: how do you transform a vast former industrial zone into a vibrant and sustainable piece of city, while preserving its extraordinary heritage?
Over the past two decades, Tour & Taxis has progressively evolved into a mixed-use urban district combining heritage buildings, offices, housing, public spaces, retail, and major event venues. Landmark renovations such as the Royal Depot and the Maritime Station illustrate how historic architecture can be reactivated for contemporary uses.
But this transformation is still ongoing. Key challenges remain: mobility integration, social diversity, sustainability performance, and maintaining long-term urban quality.
At the same time, the opportunities are significant. Tour & Taxis has the potential to further strengthen its role as a metropolitan destination, contribute to Brussels’ residential growth, and serve as a benchmark for sustainable urban regeneration.
Peter De Durpel, COO of Nextensa, will walk us on 23/04/2026 through the site, we will look at how history has shaped this place, what challenges have guided its redevelopment, and where future opportunities still lie.
