    Emerging Trends in Real Estate® is an annual series of trends and forecast publications that reflect the views of leading real estate executives in three global regions – Americas, Asia Pacific and Europe. Undertaken jointly by PwC and the Urban Land Institute (ULI), it provides an outlook on real estate investment and development trends, real estate finance and capital markets, property sectors, metropolitan areas and other real estate issues.

    Emerging Trends in Real Estate Asia Pacific 2023 will be launched regionally on Thursday 24 November. In conjunction with the regional launch, ULI Singapore is hosting an in-person event with PwC Singapore at its office where we will share the key findings from our extensive research. Facilitated by David Lee, Partner, Assurance, Real Estate & Hospitality Practice at PwC Singapore, the discussion would include perspectives from:

    Jun Sochi

    Cushman & Wakefield Asia Pacific

    Role Jun is Cushman & Wakefield’s Chief Operating Officer for Asia Pacific, reporting to the region’s Chief Executive Officer. In this role, he is responsible for formulating and driving Asia Pacific’s strategies across global secular growth areas, which include Logistics/Industrial, Data Centers, Healthcare and Life Sciences, Built-to-Rent, Sustainability & ESG, and Total Workplace. Jun is also responsible for the implementation of the CEO’s key operational programs and initiatives that enable the firm’s sustainable growth in the Asia Pacific region. Key focus includes fostering collaboration across service lines and countries to ensure that the whole of Cushman & Wakefield is applied to its clients’ challenges and the team is well-positioned to provide the best service, solutions and insights to its growing client portfolio. In addition, Jun oversees the Integrated Facilities Management and Asset Services businesses in Indonesia and India. Professional Expertise Jun has more than 30 years of experience in project management, facilities management, capital planning and real estate services, working across Asia Pacific and in North America. He joined Cushman & Wakefield Singapore in December 2012 as Managing Director of C&W Services Singapore and Southeast Asia, where he was responsible for the delivery of Facility Management, Property Management, Project Management, Building Engineering Solutions, and Energy & Sustainability services for clients in Singapore, Malaysia and Thailand. He led a team of more than 1,800 employees to provide essential services that support institutional buildings, commercial offices, industrial sites, retail malls, townships, infrastructure, sports venues and research & development facilities. Prior to joining Cushman & Wakefield, Jun served as the Director and General Manager for Japan and Korea, and Director of Project Services - Asia Pacific for the Global Workplace Solutions division at Johnson Controls. He also held senior-level positions with United Systems Integrators, as Partner and Northeast Region Director for Project Services. His experience further extends to transportation infrastructure. hospital master planning and managing capital improvement programs for the Metropolitan Transportation Authority in New York City and the Massachusetts Division of Capital Planning and Operations.     Ping Wong

    Chief Investment Officer, Frasers Property Capital, Frasers Property Limited

    As the Chief Investment Officer of Frasers Property Capital, Wong Ping oversees the coordination of capital partnerships with like-minded investors keen to take part in the company’s growth, tapping on the organisation’s operating platform in its chosen sectors of focus. Ping joins the Group with over 25 years of extensive experience in real estate investment management. Ping previously held the position of Head of Asia Investments for CBRE Investment Management's Indirect Real Estate Strategies business. In this role, she covered the Asia Region's indirect non-listed real estate investments, with in-depth understanding and knowledge of the assets, management and finances of the existing and potential new investments. Prior to this, Wong was one of the pioneer members of the Asia Pacific team for Allianz Real Estate GmbH, involved in the strategy and execution of joint ventures and indirect real estate investment in the Asia Pacific Region. Earlier in her real estate career, Wong worked at Pramerica Real Estate Investors (now known as PGIM Real Estate) as a Vice President of the Investment Management team. Ping started her career in real estate in 1997, where she spent seven years providing corporate solutions to multi-national corporations across the region. Wong holds a Bachelor of Science in Business Administration under the Real Estate specialist programme from the University of Southern California, and is a certified person under the Financial Conduct Authority’s Senior Managers & Certification Regime.

    David Lee

    Partner, Real Estate & Hospitality Assurance, PwC

    David has over 17 years of experience providing assurance related services to a range of clients, both in Singapore and United Kingdom (“UK”). His experience included two years with PwC UK’s London office between 2011 and 2013.​ ​His primary industry focus is in real estate and hospitality where he has worked on a range of clients in the real estate value chain, including developers, property owners, property/ asset managers and co-working space and hotel operators. His past and present clients include a number of SGX listed companies and prominent Singapore private companies.​ In addition, David is part of PwC’s global real estate accounting group, which sets out PwC’s guidance and thought leadership on industry related accounting matters. He has also been involved in the financial due diligence review of the merger of two large real estate groups.​

    Jeanette Tay

    Director, EQT Exeter

    Jeanette has 15 years experience in the real estate industry across various markets across Asia. In her current role she is a Director at EQT Exeter, covering the South East Asia region and is responsible for sourcing, evaluation, execution and post acquisition management of investments across diversified asset classes for value-add/opportunity fund under the previous Baring Private Equity Asia (BPEA) Real Estate platform where she has been for the last 7 years. Investment areas of interest included direct hard asset acquisitions (value-add, development), select asset backed structured debt, platform and corporate level investments. BPEA Real Estate was combined with EQT Exeter, EQT's real estate division when BPEA was acquired in Oct 22. She started off her career at Mapletree in an investment role for the India market. She subsequently moved to the Regional Investments team, where she worked on strategic initiatives including entry into new markets like Australia and also on the listing of Mapletree Greater China Commercial Trust in 2013. Post listing, she worked on setting up the REIT reporting metric framework for its portfolio for a short time. She also worked in the investment function in Cambridge Industrial Trust (REIT) covering Singapore Industrial assets.

    Emilia Teo

    Managing Director, TE Capital Partners

    Emilia Teo is the Managing Director of TE Capital Partners Pte Ltd, where she oversees the real estate private equity firm’s investment strategy and asset management activities across its key geographies including Singapore, Japan, and Australia. In 2019, Emilia co-founded TE Capital Partners, an investment and asset management firm focused on investing capital alongside like-minded investment partners across Asia Pacific real estate markets. TE Capital Partner’s latest deal is a joint venture acquisition with LaSalle Investment Management for the development of a Grade A office building in Singapore’s central business district in a significant investment transaction in the city this year. Prior to founding TE Capital Partners, Emilia spearheaded the family-owned developer Tong Eng Group’s expansion into overseas markets outside of Singapore and to date she has been involved in transactions worth over SGD $2 billion. Emilia has also held corporate roles at Citigroup and ABN Amro. She obtained her BSc from National University of Singapore and later, an MBA from Australian Graduate School of Management at UNSW Business School in 2011.Founded in 2019, TE Capital Partners is a Singapore headquartered real estate investment manager.
