    The report highlights how sentiment varies sharply by geography and sector: participants with exposure to Japan and Singapore, as well as data centres and living sectors, are generally more positive, while those focused on China or office remain more subdued.     Andrew is a technical real estate professional, starting his career in the PwC Audit division 11 years ago. Andrew has subsequently moved into the Valuations & Advisory team. Given his background, Andrew specialises in providing well rounded advice to a range of clients, including valuations, development feasibilities, transaction due diligence, market soundings and portfolio reviews. Andrew is a certified MRICS property valuer and a Chartered Accountant. Andrew will be presenting the key findings from the 2026 Emerging Trends in Real Estate report.

    Duncan Caldwell

    Senior Director, CBRE-AP

    Duncan Caldwell is a Senior Director, Debt & Structured Finance at CBRE. In that role, Duncan works with clients (mainly property developers & investors) to secure debt capital to support their investment and development activities. Prior to joining CBRE in 2023, Duncan’s near 30 year career in corporate & institutional banking was primarily focused on commercial property finance. Through senior roles in ANZ, NAB and Westpac’s institutional property teams, Duncan has worked with leading Australian and international property investors and developers, providing loan facilities and managing banking relationships. Duncan has held leadership roles in Melbourne and Perth, overseeing activities in Victoria, WA, SA & Queensland, as well as spending 2 years in the UK establishing NAB’s property finance presence in the UK and Ireland.

    Director Investment - Asia & MENA, Invest Victoria

    Annie Jiang is the Director for Investment - Asia and MENA at Invest Victoria, the State Government of Victoria’s investment attraction agency. She leads a team of regional investment specialists to attract strategic foreign investment and support international businesses to grow in Victoria. Annie has extensive experience with the Victorian Public Service and has led teams across investment attraction, strategy, infrastructure projects and asset management. Before joining the Victorian government, Annie worked in Singapore in various legal and business development roles. Annie has bachelor’s degrees in law and commerce from Monash University.

    Patrick Wong

    Head of Bloomberg Intelligence, Senior Analyst - APAC Real Estate, Bloomberg LP

    Patrick Wong is the Senior Analyst covering Asia Pacific real estate sector in Bloomberg Intelligence, the research arm of Bloomberg L.P. He is also heading Bloomberg Intelligence in Hong Kong office with over 60 research professionals providing data-driven research on equity, credit and strategy. Patrick has over 20 years of working experience in property sector. Prior to joining Bloomberg Intelligence, he was a sell-side equity research analyst with BNP Paribas. Patrick started his career as a quantity surveyor and worked in real estate research with various institutions including JLL and Link REIT. Patrick is a RICS Fellow member and is now one of the Non-Executive Board Members of the RICS Regional Advisory Board for Hong Kong. He is a CFA Charterholder and holds the CFA Institute Sustainable Investing Certificate. Patrick holds a Master of Economics and a Bachelor of Science in Surveying from the University of Hong Kong, and a Master of Science in Information Technology from the Hong Kong Polytechnic University.

    Phuong Huynh is the Head of Origination, Real Estate Private Capital at Barrenjoey, and an experienced investment professional specialising in the origination, structuring and execution of real asset and corporate investment opportunities across the capital stack – equity, preferred equity and mezzanine debt. Phuong has worked across a broad range of strategies, including core, value-add, opportunistic/distressed and development, partnering with investors and sponsors to deliver tailored capital solutions. As a capital partner, Phuong has financed, created, and acquired assets across commercial, retail, residential and hospitality sectors, totalling approximately AUD$6 billion in end value. Phuong is recognised for building enduring capital partnerships and repeatable business models with institutional and mid-market investors, enabling efficient deployment of capital, particularly in dislocated and transitional market environments.

    Associate Director, Fides Capital

    A RICS-accredited property finance and investment professional with experience across national real estate and wholesale capital markets. Trevor’s background and experience has focused on managing unlisted, private real estate funds and syndicates on behalf of family offices and high net worth investors seeking access to secure and structured real estate investments. Trevor has a breadth of direct and indirect real estate and funds management experience, with track record in capital preservation, capital repatriation, whilst achieving asymmetric return on risk through upfront transaction structuring, due diligence, and active investment management. Trevor has had end-to-end real estate investment management experience for over $200M in capital deployed, managed, and returned. Trevor is also a dedicated volunteer within the real estate and general business communities, including active involvement in the Urban Land Institute – a global network of real estate professionals. He has held leadership roles such as board director, secretary, and chair of special interest groups and subcommittees, showcasing his commitment to social responsibility and community service.
