Join ULI Sydney District Council for a morning tea and an exclusive tour of Nightingale Marrickville, one of the 2024 ULI Asia Pacific Awards for Excellence Winner.
Nightingale Marrickville consists of 54 teilhaus micro apartments that are a long term built-to-rent housing typology. From the design of the apartment interiors, through to the community living spaces, everything has been thoughtfully constructed with environmental sustainability, liveability and community in mind. Sustainable materials were used across the project, including Paperock, used in all kitchens, robes and vanities, as well as rubber flooring made from raw cocoa husks. The unfinished AFS wall system were setout using their original dimensions to avoid construction waste. Fit with 36 rooftop solar panels, the building generates a minimum of 21kWp of its own electricity to improve the building’s performance and deliver a great sustainable outcome. Situated 150 meters from Marrickville train station, residents are encouraged to cycle, having access to a large bike storage space.
Fresh Hope Communities has been providing care and accommodation since 1936, catering for people on the margins. As the housing affordability crisis deepens across NSW but in particular in Sydney, this is a need that Fresh Hope Communities is compelled to assist in addressing. Governments worldwide are searching for solutions to this critical issue, and we are pleased to begin playing a part in striving to address housing affordability with our first built-to-rent affordable housing community, Nightingale Marrickville.
Importantly, each home has been made available for people to rent at rates 20% lower than market value and like all Nightingale projects, community is at the heart of the project. 50% of homes were allocated to priority groups, including First Nations Australians; single women over 55; individuals with a disability; and key community contributors.
To supplement the small-footprint homes, two communal spaces have been provided on each end of level one, fit with a large kitchen, dining area and outdoor terrace. They offer a place for residents to congregate, prepare larger meals together and provide each home with access to larger appliances. To increase amenity and save space within the homes, communal laundries and drying areas are provided. Residents also have access to a shared garden terrace with a community vegetable garden.
