    Emerging Trends in Real Estate® is an annual series of trends and forecast publications that reflect the views of leading real estate executives in three global regions – Americas, Asia Pacific and Europe. Undertaken jointly by PwC and the Urban Land Institute (ULI), it provides an outlook on real estate investment and development trends, real estate finance and capital markets, property sectors, metropolitan areas and other real estate issues.

    Emerging Trends in Real Estate® Asia Pacific 2025 will be launched regionally during the weeks of 25 November to 6 December. In conjunction with the regional launch, ULI Australia is hosting an in-person event with PwC Australia at their Melbourne office where we will share the key findings from our extensive research.

    Kathy Johnson

    Managing Director, Yarraport

    Kathy brings more than 20 years’ experience in real estate capital experience across Australia. Co-founder of capital advisory firm Yarraport in 2019, Kathy structures and sources capital solutions for real estate developers and investors across the spectrum of asset classes and sizes. It is Kathy’s passion for honesty, integrity and delivering on promises that have led to a strong following from her client base, and reputation for “getting things done”. Kathy has developed specialist skills in structuring, negotiating and closing complex debt and equity structures across residential, commercial, retail and industrial sectors. She is a regular commentator on commercial real estate debt trends, being quoted in the AFR, Australian Property Journal and the Property Tribune. Her energy, expertise and passion for the industry has seen her become a trusted advisor to significant developer and investor clients. A co-founder of another womens networking group, Minerva in 2018 which focusses primarily on residential development, Kathy is committed to furthering gender equality in the property industry and is a current Property Council of Australia mentor. Kathy also sits on the Board of the Urban Development Institute of Australia (Victoria), and also serves as Deputy Chair of the Finance and Investment Committee of that body, as a member since 2018. Kathy received the UDIA (Vic) Women in Leadership award in 2021.

    Miriam Patterson

    Fund Manager - CPOF, Charter Hall

    Miriam Patterson has 20 years’ experience in property and infrastructure investing across wholesale, retail and superannuation funds management. She is the CPOF Fund Manager. CPOF is Charter Hall’s flagship office fund comprising 34 assets valued at over $8.62 billion GAV. Miriam has held numerous fund manager roles during her time at Charter Hall Group including Head of Office Partnerships where she was, responsible for the management of over $10 billion of office mandates on behalf of large wholesale institutions. Miriam was Fund Manager for Charter Hall’s Direct business, with over $8 billion of funds under management where she was responsible for growing the institutional quality of investments available to retail investors. She held the role of Head of Real Assets at Telstra Super, overseeing a $4 billion real estate and infrastructure investment portfolio where she was responsible for portfolio design and strategy, together with investing across all sectors. Miriam was previously in infrastructure asset management and transactions at Hastings Funds Management Ltd. She is a member of the Australian Institute of Company Directors and member of the Institute of Chartered Accountants Australia and New Zealand. Miriam Patterson holds a Bachelor of Commerce and Bachelor of Science.

    Mark Pomeroy

    CEO, Pomeroy Pacific

    As CEO of Pomeroy Pacific, Mark leads the strategic direction and growth of the Pomeroy business, which encompasses development advisory, project management, capital advisory and development. With current projects in excess of $2 billion across multiple sectors, Mark brings a diverse perspective to project delivery, risk management and development. Mark is an immensely motivated individual, deeply passionate, driven and dedicated and is known for his relentless pursuit of excellence in all that he does. His strategic approach to development coupled with his risk management lens have been injected into the fabric of the Pomeroy culture and is reflected through the broader Pomeroy team.

    Development Director, Home Apartments

    Matt Walton is the Development Director at Home Apartments, Australia’s largest Build-to-Rent (BTR) developer. With 18 years of experience in varying roles in the construction and sector, Matt now leads all Victorian BTR development projects at Home. Matt has extensive development experience having delivered large scale & significant projects for high-net-worth families and institutional investors.

    Head of Research, Pacific & ESG, Asia Pacific, CBRE

    Sameer is Head of Pacific Research. Sameer joined CBRE in 2021 from Bank of America Merrill Lynch where he was head of Australian Research. Sameer has a Bachelors of Commerce (Hons) from the ANU and a MBA from Insead (France).

    Partner - PwC Real Estate Valuations & Advisory, PwC

    Rachel has 18 years of valuation experience across Australia and New Zealand, having worked in top tier agency based valuation firms, (Colliers and JLL), prior to PwC. Her experience includes valuation & advisory of commercial, industrial, retail, hospitality and development properties with a focus on multi-tenanted properties and infrastructure-related real estate assets. Rachel leads the PwC Real Estate Valuations and Advisory team.

    Associate Director, Real Estate Advisory, PwC

    Andrew is a member of the PwC Real Estate Advisory team, specialising in valuations and transaction advice having previously started his career in assurance 9 years ago. Andrew will be presenting the key findings from the 2024 Emerging Trends in Real Estate report.
