    We are very pleased to invite you to the Indonesia edition of the Emerging Trends in Real Estate® Asia Pacific, the market-leading report that ULI publishes in collaboration with PwC. The event, where we will present the research’s main findings and bring together a team of local industry experts to debate on these trends, will take place on Tuesday 12 July 2022 in the sprawling metropolis of Jakarta.
     
    To align with ULI Asia Pacific’s ambition to grow its presence and membership in Indonesia and establish a locally led chapter of industry leaders, we will also take the occasion to announce the formation of the ULI Indonesia organising committee.     Pauline Oh

    Executive Director, Marketing Communications, Private Equity Real Assets, ULI Asia Pacific

    Pauline Oh is Senior Vice President, Asia Pacific at the Urban Land Institute (ULI). ULI is an international, membership-based nonprofit research and education organization. Founded in 1936, the Institute now has over 45,000 members worldwide representing the entire spectrum of land use and real estate development disciplines. In this role, Pauline provides oversight and coordinates the region’s business development, corporate relationships, fund raising and sponsorship initiatives to support ULI Asia Pacific’s strategic plan and operating budgets. She is responsible for the annual ULI Asia Pacific Summit – one of ULI’s four major global convenings. From 2013 to July 2019, Pauline served as ULI Singapore Executive Director and led ULI’s programme of work in Singapore, including the active management of over 400 members. Pauline has both local and international experience. Prior to joining ULI, she served as General Manager for Terrapinn, where she was a key member of the Asia leadership team responsible for the achievement of strategic, operational and financial objectives for her business unit. She holds a bachelor’s degree in Business Administration from the National University of Singapore and speaks fluent English and Mandarin Chinese.

    Brian Arnold

    Advisor and the International Tax Services Leader, Jakarta, PwC

    Brian is an Advisor and the International Tax Services leader for PwC in Jakarta with more than 30 years professional experience in multiple jurisdictions with a focus on emerging markets. Prior to arriving in Jakarta in 2012, he was a tax partner at PwC in Romania leading the Financial Services and Real Estate tax practice, and was also the partner in charge of the overall PwC practice in Moldova. Prior to Romania, he was a tax partner specialising in financial services based in the PwC Moscow office, where he led the Russian real estate tax industry group. Before rejoining PwC in Moscow in 2005, he also worked for several years in investment banking with a focus on infrastructure. He originally joined the international tax services group at PricewaterhouseCoopers New York office and earlier in his career worked in Russia and Seoul Korea. Brian also serves on the Board of the American Chamber of Commerce in Indonesia and previously served as AmCham President form 2014-2018.

    Khoo Teng Chye

    Chairman, ULI Asia Pacific

    Professor Khoo became ULI Asia Pacific Chair on July 1, 2021, and sits on the ULI Global Board of Directors. He brings extensive ULI leadership experience to his new role having previously served as chairman of ULI Singapore (2017-19), vice chairman of the ULI Asia Pacific Executive Committee (2020-21), and as a ULI Global Governing Trustee (since 2018). As one of the most prominent real estate experts in the Asia Pacific region, Khoo Teng Chye has built up a wealth of experience across the public and private sectors and is currently a practice professor with the College of Design and Engineering at the National University of Singapore. He was the executive director for the Centre for Liveable Cities (CLC), Ministry of National Development (MND), Singapore from 2010 until 2020, and continues to be a Fellow at CLC. He has held various senior roles including chief executive officer/chief planner at the Urban Redevelopment Authority (1992 to 1996), chief executive officer/group president of PSA Corporation (1996 to 2002), president and chief executive officer of Mapletree Investments and managing director (Special Projects) of Temasek Holdings (2002 to 2003) and chief executive of PUB, Singapore’s National Water Agency (2003 to 2011). He sits on the Boards of the Tropical Marine Science Institute of National University of Singapore (NUS), Institute of Real Estate and Urban Studies (NUS), the National University Health System Pte Ltd (NUHS), and is Chairman of the NUSDeltares Governing Board. He is a member of the NTU Graduate Advisory Committee and of the Monash University Commission on Intermediate Cities. He serves as a member of the Development Projects Advisory Panel (DPAP) set up by Ministry of Finance (MOF). He is an advisor to the Land Transport Authority, the East Coast Town Council, and the Pictet Bank (Switzerland) Smart City Advisory Fund. He is also a senior fellow of the URA Academy, and a fellow of the Singapore Academy of Engineers, and the Institution of Engineers, Singapore. Professor Khoo graduated with First Class Honours in Civil Engineering from Monash University, Australia. A President-cum-Colombo Plan Scholar, he also holds a Master of Science in Construction Engineering and a Master of Business Administration from the National University of Singapore. He attended the Advanced Management Programme at Harvard Business School. He was awarded the Meritorious Service Medal in 2018, the Public Administration (Gold) in 1996 and the Public Administration (Silver) in 1987 by the Singapore government. He was also conferred the Meritorious Service Award by the National Trade Union Congress in 2008.

    Karuna Murdaya

    Director, Central Cipta Murdaya (CCM) Group

    Karuna Murdaya is the Director of the Central Cipta Murdaya (CCM) Group, a diversified Indonesian conglomerate with a property portfolio worth US$7 billion and businesses in infrastructure, agriculture, building equipment, IT, and industry. Murdaya received a Bachelor’s Degree in Environmental Economics and Policy Management from UC Berkeley and a Master’s Degree in Urban Planning from MIT. He has managed large projects from initial planning and design to financing, construction, and operations, with a focus on sustainable development and energy efficiency. Completed projects include the first BCA GoldPlus office in Indonesia at World Trade Center complex, the country’s largest convention and exhibition center JIEXPO, and the development of Jakarta’s Pondok Indah mall, which has the most annual visitors of any mall in Indonesia, among many others. Also, Murdaya is one of the founding members of the Jakarta Property Institute and is committed to finding solutions to make the Jakarta metro area a more walkable, livable, and easier place to live.

    Karolina Astaman

    Director, Surbana Jurong Indonesia, Surbana Jurong Consultants Pte. Ltd.

    Karolina Astaman has a Master’s Degree in Urban Design and an Executive Certificate in Real Estate Finances from the National University of Singapore, and a Bachelor Degree in Architecture from the Institute of Technology Bandung. She has been leading International multi-disciplinary Urban Consultancy firms in technical and management roles for more than 20 years, being based in Singapore for 10 years, 5 years in China and in Indonesia since 2017. Responsible for the Indonesia Business of Surbana Jurong Group since 2014, Karolina joined Surbana Jurong (SJ) in Singapore in 2011 and was responsible for the high-profile Health City Novena Master Plan which went through National level Planning approval and was gazetted in 2013 Singapore Master plan. She was also a key personnel in the establishment of SJ’s Aviation Department in 2013 in her capacity as Business Development Director (Vice President). Since then, SJ Group has also been involved in major high profile assignments in strategic and critical infrastructure to include Walini- Jakarta Bandung High Speed Rail TOD, Kertajati Airport and Aerocity, World Bank Indonesia’s 10 New Bali Infrastructure Feasibility Study, and Soekarno-Hatta International Airport Integrated Cargo Village to name a few. Karolina is responsible for overall management, strategy and leadership. She has extensive experience in large scale Urban Design, Architectural and Transaction Advisory for Public-private partnerships in Singapore, China and Indonesia. She has been responsible for the implementation of several key townships (to include Jakarta Garden City and Subang Smartpolitan), urban infrastructure, and integrated mixed-use planning and design. She has lead and worked together with multidisciplinary teams delivering quality, innovative and sustainable design projects for a wide range of multinational clients. In Urban & Infrastructure Planning and Design, one of her key competencies is in integrated townships, aviation/ aerocities and Transit Oriented Development urban planning which spans from her experience and track record in complex master planning and completion of integrated development master plans. Such complex projects require understanding on a wide range of issues from stakeholder engagement, staging of implementation phasing plan, design guidelines, to public consultation. More recently, she is also involved in some of Indonesia’s firsts Airport Sector’s PPP Transaction Advisory to include Soekarno-Hatta International Airport Cargo Village, North Bali International Airport, Lombok International Airport, Labuan Bajo International Airport and Kediri (Surya Dhoho) International Airport. Karolina is currently seconded as the President Director of PT Surbana Jurong Indonesia, a wholly owned subsidiary of Surbana Jurong Private Limited- driving successful relationships between Surbana Jurong and its key clienteles and the collaboration with international stakeholders.

    Herson Suindah

    Senior Vice President, Jakarta Indonesia, Sinar Mas

    Mr. Herson Suindah is a seasoned investor and advisor with expertise in connecting local investment opportunities with global institutional capital across private equity, venture capital and real estate in Southeast Asia and the US. He is a Senior Vice President at Sinar Mas, a leading Indonesian business group, where he focuses on digital infrastructure investments. Prior to Sinar Mas, he was the founder and Managing Partner of Blackstar Asia Capital, a private equity real estate platform focusing on the “New Economy” sectors in Indonesia. Prior to founding Blackstar, Mr. Suindah was a Managing Director and Member of the Investment Committee at Ancora Capital (Singapore) where he led a fund investing in residential projects in Indonesia. Prior to his investment career in Asia, Mr. Suindah was a Wall Street investment banker covering the real estate, industrials and private equity sectors. He started his career as an engineer and as a passionate specialty coffee entrepreneur. As an elected member of Urban Land Institute (ULI) Asia Pacific Housing Council, Mr. Suindah assisted with the council’s mission to further the development of mixed-income communities with special attention to housing affordability. He received an MBA from The University of Chicago Booth School of Business and a Bachelor of Science degree (with honors) in Industrials & Manufacturing Engineering from Oregon State University.
