    Alan Beebe

    CEO, ULI Asia Pacific

    Alan Beebe joined ULI in August 2023 and now leads ULI Asia Pacific’s strategic growth plan, which includes expanding membership and increasing engagement through a robust set of programs and events; sharing knowledge, and providing education on best practices for equitable and sustainable land use in the region; and driving impact in local communities through ongoing initiatives such as technical assistance panels and UrbanPlan. He most recently served as the President of the American Chamber of Commerce in China (AmCham China) and boasts three decades of business experience in the region. As President of AmCham China from 2016 to 2022, Beebe spearheaded strategic initiatives to foster robust U.S.-China commercial ties and enable foreign corporations, including American Fortune 500 companies, to thrive and prosper in China. He also served as Vice-Chair of the AmChams of the Asia Pacific (AAP), a regional umbrella organization supporting AmChams and American corporations across the dynamic Asia Pacific region. Prior to AmCham China, he held senior executive positions in global consulting firms and companies, advising clients in a diverse range of industries that include manufacturing, real estate, energy, and green technologies.

    Chintan Raveshia

    DIrector, Cities Business Leader, Southeast Asia, Head of Centre for Climate Action in Cities, Arup

    Chintan Raveshia is a Director and the Southeast Asia lead for the Cities business in Arup, a global planning, design and engineering consultancy. An architect and urban designer, he has worked with governments to shape and implement national, regional and precinct-level urban planning and design strategies, and deepened his local understanding and knowledge across many geographies. He sits on Design Singapore Council’s Advisory Board, ULI Singapore’s Executive Committee, is a visiting lecturer at the National University of Singapore, and leads Arup Singapore’s Markets & Clients strategy. In over 20 years, he collaborated on and led some of the most iconic projects around the world including Indonesia’s new capital city, Smart Urban Habitat Masterplan in Singapore, Singapore’s food masterplans, London’s Stratford City, and Dongtan – world’s first eco city, in China. Passionate about climate action, Chintan is undertaking research and work that galvanises the built environment against climate risks while exploring opportunities in food resilience, regenerative design, and active mobility.     Senior Development Manager, The Oval Partnership, Ltd.

    Debarati has over 13 years global experience in masterplanning, urban design and architecture, across markets in Hong Kong, China, Southeast Asia and India. She specializes in sustainable mixed-use developments and promotes innovative strategies for creating cities for people. In Vietnam, she has worked and managed multiple projects of various scales ranging from small urban parcels to large scale developments, which include mixed-use districts, business districts, tourism destinations, residential neighbourhoods and nature parks. She is currently focusing on strategic consultancy, management of stakeholders and clients, business research and market intelligence for the APAC, Hong Kong and Indian market.

    With over 8 years of international experience in consulting as well as data & insights across 15 countries in 5 continents, Bob is a seasoned professional in the arts of strategy, data, and technology. At PropertyGuru, Bob is responsible for spearheading the overall planning, development, and execution of key business strategies, strategic projects, product management, data & insights, and go-to-market. Together with his team of strategic experts, product managers, and data analysts, Bob drives PropertyGuru's mission to establish the property trust platform in Southeast Asia. Bob has extensive experience in formulating data-driven strategies and managing data-centric projects. He has for example led deep-dive analytics for 8 Asian publishers' digital subscriptions, processes, and sales performance data to identify and implement strategic & operational opportunities. He has also designed the internal data monetisation strategy for a global telco that focused on increasing advertising revenues. Moreover, he has led strategic analysis for OTT roll-out in Sub-Saharan Africa for a global media company, as well as the development and implementation of cloud first and legacy data center consolidation strategy for a global Telco. He also spearheaded the digital video strategy for an Indonesian Telco and developed joint strategies and shared go-to-market financial model supporting merger discussions between two international multimedia companies. Prior to joining PropertyGuru, Bob previously served as Director of Strategy, Insights, Analysis with Liberty Global, Engagement Manager with Delta Partners and TMT Management Consultant with Accenture. Exceptionally passionate about data, product, and business strategies, he is an avid proponent of synthesising data-driven strategies, optimisation, and innovation. A Dutch national fluent in both Dutch and English, he holds an MBA from Johns Hopkins University (USA), a Master of Science in Politics and Government in the EU from London School of Economics and Political Science (UK), and a Bachelor of Arts in Economics and International Relations from University College Utrecht (Netherlands).

    Co-Chief Executive Officer, Indochina Capital

    Michael Piro is one of Vietnam’s leading real estate professionals, who brings nearly 20 years to his role as Indochina Capital’s CEO and Wink Hotel’s Co-Founder and CEO. Michael has directly overseen transactions across a variety of sectors with a value of more than $1 billion, while also being actively involved in the planning and development of over US$2 billion worth of high-end real estate in Vietnam. One of Michael’s key assets is his extensive knowledge and experience in the hospitality industry in Vietnam. He was instrumental in the structuring and launch of Vietnam’s first branded residences including The Four Seasons Nam Hai Residences in Hoi An, Six Senses Con Dao Residences and the Hyatt Regency Danang Residences. As a leader and pioneer in the hospitality/branded residences sector, Michael went on to play a key role in the development consultancy of such condotel projects such as Intercontinental Phu Quoc, Fusion Suites Danang, and several other notable mixed-use developments. As an industry thought leader in development, hospitality, and M&A advisory, Michael has been invited to speak in numerous events in Vietnam as well as in other countries in the region including Hong Kong, Singapore and Thailand. Michael is a chartered surveyor who holds a degree in Urban Land Economics from the University of British Columbia and a diploma of Technology with a major in Commercial Real Estate from the British Columbia Institute of Technology.

    Managing Director, Country Head - Singapore, Hines

    Kian Fong joined Hines in July 2021 as Managing Director and Head of Southeast Asia responsible for acquisitions, development and new business generation in Singapore and South-East Asia. Prior to joining Hines, Mr. Lim was Head of Transactions Singapore and responsible for transactions in Singapore, SE Asia and China at DWS. Prior to that, he was a Senior Vice President of PAG Real Estate, where he was involved in acquisitions and underwriting of property and loan investments for PAG’s opportunistic real estate fund focusing on Japan, China and other Asia Pacific markets. Mr. Lim has more than 14 years of experience in the real estate industry. Kian Fong earned a Bachelor of Business Management (Finance) and Bachelor of Accountancy from Singapore Management University.

    Vice-Chair, ULI Hong Kong

    Eli Konvitz is an expert in sustainability and urban development with experience on five continents. He consults on urban development projects, policy, strategy and innovation, adjunct Associate Professor at the University of Hong Kong, and Vice-Chair of ULI Hong Kong. Previously Eli was Director of Atkins' Planning and Urban Design practice in South East Asia and Net Zero leader for Asia; Asia Practice Lead for Consulting, Strategy and Advisory; and Chair of Atkins' Urban Planning Global Network. Prior to joining Atkins, he was at Arup in London and co-founder of startup localCarbon. He is a Fellow of the Royal Society for the Arts, member of the Pacific Basin Economic Council and the Advisory Board of AMRACE in Malaysia, and sits on the Hong Kong Institute of Urban Design’s Public Affairs and International and Mainland Affairs Committees. Eli is a graduate of The Johns Hopkins University and the University of Newcastle upon Tyne.

    Lawrence Lennon

    Director, Capital Markets, CBRE-AP

    Lawrence Lennon is a Director in CBRE Vietnam’s Capital Markets team. Before joining CBRE Vietnam he maintained the role of Managing Director of CBRE Cambodia prior to which he worked in the real estate sector in the UK, Mongolia and Myanmar. Lawrence has a specialist real estate MSc from Liverpool John Moores University in the UK. Lawrence has extensive experience leading major consultancy and valuation projects for both Vietnamese and international organisations. Lawrence’s role includes engaging with the press and delivering presentations to clients. In 2024 Lawrence was recognised among the Top 50 International Voices in Cambodia’s professional environment.

    Nicholas Brooke

    Chairman, Professional Property Services Group

    Nicholas Brooke who has lived in Hong Kong for the last 40 years is a Chartered Surveyor by profession and the Chairman of Professional Property Services Limited which is a specialist consultancy, based in Hong Kong, providing a selected range of advisory services across the Asia Pacific Region. He is a recognized authority on land administration and planning matters and is very much involved with a series of initiatives designed to improve the quality of life in Hong Kong and to enhance the built environment for the benefit of future generations. Mr. Brooke was the Chairman of the Urban Land Institute (ULI) Asia Pacific from 2017-2021, of which he is also a Lifetime Trustee. Mr. Brooke is also a keen advocate of the importance of innovation and technology here in Hong Kong and was closely involved with the establishment of the Hong Kong Science and Technology Parks Corporation, joining the Board in May 2001 and leading the development of all three phases of Hong Kong Science Park until he stepped down as Chairman in June 2014. Mr. Brooke is also the immediate past Chairman of the Hong Kong Harbourfront Commission and led a series of initiatives to enhance the Victoria Harbour waterfront. He is the Deputy Chairman of the Town Planning Board as well as being a former member of the Hong Kong Housing Authority. Mr. Brooke is the Principal Advisor to the APEC Policy Partnership on Science, Technology and Innovation (PPSTI) which provides guidance to APEC and its 21 member economies on the priorities and projects to be pursued in responding to the challenges faced in the current rapidly changing world, largely in the fields of science, technology and innovation. Mr. Brooke was awarded the Gold Bauhinia Star (GBS) in July 2018 in recognition of his distinguished public and community service.

    Shyn Yee Ho-Strangas

    Managing Director, Data and Software Solutions, PropertyGuru Group

    Shyn Yee brings deep domain knowledge and experience spanning over two decades in enterprise SaaS and marketplace technology, business management, commercial strategy and advisory. At PropertyGuru, Shyn Yee is responsible for driving the vision, strategy, and execution of innovative and game-changing data and software solutions and services (DSS), with a focus on enterprise customers in the property sector. Supported by her team within the DSS business unit, Shyn Yee leads the charge to identify and accelerate opportunities to pursue PropertyGuru’s quest to build the property trust platform in Southeast Asia. Shyn Yee has extensive experience in devising strategies and software solutions for enterprise players, helping them make more confident decisions, drive automation and unlock internal efficiencies. In addition, Shyn Yee has led large global strategic cross-functional workstreams focusing on global market expansion and local optimization. Solving problems, building things, and making things happen is what Shyn Yee loves. Prior to joining PropertyGuru Group, Shyn Yee served in the global online travel company, Expedia Group for almost a decade, with her most recent role being that of Director of Global Product Management. Gender equality, economic empowerment, access to education and sustainability are social areas that she cares about. Shyn Yee is a Non-Executive Board Member and Chair of the Fundraising Committee of the Association of Women for Action and Research (AWARE), the leading gender equality advocacy group in Singapore; as well as a fellow at the National Volunteer and Philanthropy Centre. She frequently participates as a speaker at industry conferences such as Big Data World Asia, InnovFest, FUTR, Web in Travel and HICAP.     Siew Kim Beh

    Chief Financial & Sustainability Officer, Lodging / Managing Director, Japan and South Korea, The Ascott Limited

    Ms Beh Siew Kim is the Chief Financial & Sustainability Officer, Lodging, CapitaLand Investment with a concurrent role as Managing Director, Japan and South Korea, The Ascott Limited. She oversees all aspects of Lodging’s finance, treasury, and investors relations functions, and lead Lodging’s sustainability efforts. In addition, she has an oversight on the Ascott’s business and operations in Japan and Korea. She is also the non-executive director on CapitaLand Ascott Trust (CLAS), a sponsored trust by The Ascott Limited. CLAS is Asia’s largest hospitality trust listed in the Singapore Stock Exchange, with a Asset under Management of US$6billion. Prior to this, Ms Beh was the Chief Executive Officer of the Managers of CLAS. Under her leadership, CLAS has also been recognised for its excellence in sustainability and corporate governance. CLAS was named the ‘Global Sector Leader – Hotel’ in the Global Real Estate Sustainability Benchmark, ranked 1st in the Singapore Governance and Transparency Index for REITs and Business Trusts and was also the first hospitality trust globally to issue a sustainability linked bond in April 2022. Ms Beh has over 25 years of experience in investment, financial and corporate planning, development, compliance and audit.

    Trang is currently Head of Research and Consulting, JLL Vietnam. Trang is responsible for the leadership, production and management of consultancy and market research reports produced by the department. Trang has over 13 years of experience as a professional consultant with ten years of involvement in the real estate market. Since 2022, Trang also expands her role as Senior Director Consulting, Asia Pacific, based in Vietnam, as she retains her split position as Head of Consulting and Research Vietnam.     Ronald Tay is Chief Executive Officer of CapitaLand Development (Vietnam). He is responsible for CapitaLand Development’s businesses in Vietnam across all asset classes. Ronald has been overseeing the business growth and expansion of CapitaLand Group’s investment and development opportunities in Vietnam since 2020. Prior to his current role, Ronald held several appointments in the CapitaLand Group, including CEO, CapitaLand Singapore, Malaysia & Indonesia; and CEO, Ascott Residence Trust Management Limited, where he spearheaded the overall strategic planning and led the implementation of the business, investment and operational strategies of Ascott Residence Trust. Ronald has been with CapitaLand Group since 2001 and has an all-rounded understanding of the Group’s business, from capital market, development, investment to asset management. He began his career in the banking industry where he spent nine years in various positions in Corporate & Investment Banking. Ronald holds a Bachelor of Business (Honours) from the Nanyang Technological University, Singapore.

    Edwin Chee

    Chief Operating Officer, SLP (a GLP company)

    Edwin Chee is Chief Operating Officer of SLP. In this role, he closely collaborates with SLP’s Board of Management, providing strategic leadership and driving operational excellence. In addition to leading and managing the Project Management, Commercial, and Property Management departments as Edwin’s primary focus, he actively involves and leads inter-departmental initiatives and coordination to maximize SLP’s management bandwidth and outreach. With over 20 years of work experience in Logistics, Transportation, Industrial Real Estate, and Urban Development, Edwin had held leadership positions at reputable companies such as Sembcorp, VSIP, Singapore Post, and DHL. Notably, he has amassed more than 12 years of experience in the Vietnam market. Prior to joining SLP, Edwin served as the General Director of Sembcorp Infra Services.

    Limin Hee

    Director of Research, Centre for Liveable Cities

    Dr Limin Hee is Director of Research at Singapore’s Centre for Liveable Cities (CLC), a nexus and knowledge centre for liveable and sustainable cities, where she focuses on research strategies, content development and international collaborations. Under Dr Hee’s leadership, CLC Research spearheads forward-looking studies that consider how cities can prepare for the future and thrive in the face of driving forces such as resource shifts, the push for net-zero cities, ageing societies, and new ways of live-work-play. She is also the project lead for collaborative research projects to promote thoughtful planning and design to enhance liveability in cities, and on how cities can make the necessary urban transformation, as well as enabling new work-live-play models. She played similar leading research roles at the National University of Singapore School of Design and Environment, as well as at the Centre for Sustainable Asian Cities and the Asia Research Institute. Dr Hee’s individual research focuses on urban liveability and sustainability and their agenda for architecture, urbanism and public space. She has been the recipient of several accolades and her work on cities has been widely published, including in international refereed journals and architectural reviews. Her recent books include A City in Blue and Green: A Singapore Story (Springer: 2019 - forthcoming), Constructing Singapore Public Space (Springer: 2016) and Future Asian Space (NUS Press: 2012). She obtained her Doctor of Design from Harvard University Graduate School of Design, where she has been invited to speak as a notable alumnus. She obtained her Master of Arts (Architecture) as well as her professional degree in Architecture, for which she received top honours, from the National University of Singapore.

    Registered on the Singapore Board of Architects, Azaria is a highly experienced architect and renowned participant of the green initiative for the built environment. Passionate about sustainable architecture, Azaria is a LEED Accredited Professional with the US Green Building Council and is a Greenmark Manager in Singapore. Leading a diverse range of contemporary projects, Azaria is involved across the full project lifecycle, including design, coordination, consultation, documentation and construction. Azaria has worked across Asia in the residential, mixed-use, commercial, retail, hospitality and healthcare sectors. Her most notable projects include Resorts World Sentosa, one of the most iconic integrated waterfront resort developments in Southeast Asia; Cross Street Exchange in Singapore, an adaptive reuse development underpinned by sustainability and heritage conservation in the heart of the CBD; and Jewel Changi Airport in Singapore, an iconic, world-class lifestyle destination enhancing Singapore as a major aviation hub. Azaria has also worked on David Jones Elizabeth Street Flagship in Sydney, Australia, redeveloping the heritage flagship 12-floor department store; and most recently Han Jardin in Hanoi, Vietnam, a prominent mixed-use residential and commercial development designed in response to the country's growing population and thriving modern culture.

    Dr Lee Nai Jia is the Head of Real Estate Intelligence, Data and Software Solutions at PropertyGuru Group. His team conducts research on megatrends, sustainability and regional real estate market trends. Recent publications and innovations from his team include an ESG framework that helps firms manage commercial and ESG objectives and the Liveability Index. He also actively participates in both academic and applied research projects at the Institute.
