Why the Fitzgerald?
The Fitzgerald at UB Midtown development represents a massive $75 million investment in midtown Baltimore. A transit-oriented, mixed-use project set on approximately 4.5 acres, The Fitzgerald is part of an extensive redevelopment effort led by the University of Baltimore that is part of a true renaissance taking place in the city’s Midtown neighborhood. Taking the place of a surface parking lot (previously a coal yard and Goodyear tire facility), the project is comprised of 275 luxury apartment units, 25,000 square feet of retail, and a much-needed 1,245 space parking garage which serves the University of Baltimore, residents, retailers, and the surrounding community. The Fitzgerald is the fastest-leasing apartment community in the history of Baltimore City – averaging a 29-unit per month absorption pace (42 leases in the fourth quarter alone, Baltimore’s toughest quarter), and a remarkable 33.2% closing ratio. In fact, the community signed an unprecedented 100 leases in the first 90 days of leasing (36 percent of its units) – despite the fact that the…development was still under construction and the staff was operating out of a temporary leasing trailer.
The Fitzgerald is situated directly adjacent to the UB-Mount Royal Light Rail Station and just two blocks from Pennsylvania Station and with a density of 60 units/acre, exemplifies sustainable, urban infill, transit-oriented planning principles. Furthermore, its location at the nexus of some of Baltimore’s most established neighborhoods in the center of Baltimore’s Cultural District will allow it to serve as a much-needed cornerstone for a vibrant community of world-class performance halls, museums and academic institutions, and to become the commercial heart of the University of Baltimore’s booming campus, as well as that of its neighbor, the Maryland Institute College of Art.
